Project Overview

Seaside Vacation Villas is a collection of four private luxury villas built along the California coastline for the Harrington family, designed to serve as both a family retreat and a rental investment. The project required a design that could withstand the demanding coastal environment while delivering the open, indoor-outdoor living experience the location's climate and views deserved.

Project Process

1. Initial Assessment & Planning:

The project commenced in May 2022 with coastal engineering surveys to assess erosion risk, wind exposure, and drainage requirements for the bluff-top site. Our team worked with marine construction consultants to ensure the villas' foundations would meet California's stringent coastal building codes, while early planning sessions with the Harrington family established the desired balance of privacy and shared amenity space across the four units.

2. Design & Approval:

Architect Isabella Novak designed each villa around expansive glass walls, cantilevered decks, and open-plan living areas oriented to capture ocean views and prevailing coastal breezes. Materials were selected for durability against salt air, including corrosion-resistant steel framing and weathered cedar cladding. Coastal Commission approval was secured in September 2022 after addressing setback and view-corridor requirements specific to the site.

3. Structural Reinforcement:

Between October 2022 and March 2023, our engineering team completed deep pile foundations anchored into bedrock to secure the villas against coastal erosion and seismic activity. Reinforced retaining walls were installed along the bluff edge, and each villa's structural frame was engineered to withstand high wind-load conditions unique to the exposed coastal setting. Every stage was closely monitored to ensure long-term structural integrity.

4. Restoration & Modernization:

From April 2023 through January 2024, interior build-out and premium finishing took place across all four villas, including custom millwork, smart-home climate and security systems, and infinity-edge pools designed to visually merge with the ocean horizon. Sustainable features, including greywater recycling and solar power, were integrated to reduce the villas' environmental footprint.

5. Final Touches & Handover:

Landscaping with native, drought-resistant plantings, outdoor lounge areas, and private beach access pathways were completed in February 2024. Following final inspections, the four villas were handed over to the Harrington family in March 2024, ready for both personal use and rental operation.

Project Experience

Seaside Vacation Villas represents some of Building Construction's most technically demanding coastal work to date — engineering for erosion, seismic activity, and extreme weather exposure while never compromising on the light, open aesthetic the location called for. The finished villas have since become a benchmark for luxury coastal design, and the Harrington family has described the result as "everything we imagined, built to last for generations."
