Project Overview

The Urban Retail Complex is a mixed-use development combining street-level retail space with upper-floor office suites in the heart of Portland's revitalized downtown district. Developed for Cornerstone Retail Partners, the project aimed to breathe new commercial life into an underused city block while respecting the historic character of the streetscape.

Project Process

1. Initial Assessment & Planning:

Work began in January 2023 with a feasibility study of the existing block, which included the demolition of two aging structures and the retention of a historic brick facade slated for integration into the new development. Our team coordinated with city heritage officials early to determine which elements of the original structures could be preserved.

2. Design & Approval:

Architect Marcus Webb designed the complex to weave the retained brick facade into a contemporary glass-and-steel structure, creating a visual dialogue between old and new. The ground floor was planned as flexible retail space capable of accommodating tenants from boutique shops to restaurants, with three floors of office space above. City approval, including heritage facade sign-off, was secured in April 2023.

3. Structural Reinforcement:

Between May and September 2023, our team carried out careful demolition and facade retention work, shoring the historic brick wall while the new structural steel frame was erected behind and around it. This phase demanded exceptional precision, as the retained facade could not bear any structural load from the new building.

4. Restoration & Modernization:

From October 2023 to March 2024, interior build-out proceeded for both the retail units and office floors, including tenant-ready shell spaces, updated building services, and a shared lobby connecting the two uses. The historic facade was cleaned, repointed, and integrated with new storefront glazing at street level.

5. Final Touches & Handover:

Final streetscape improvements, signage infrastructure, and landscaping were completed in April 2024. The Urban Retail Complex was handed over to Cornerstone Retail Partners in May 2024, with several retail tenants opening their doors within the same quarter.

Project Experience

The Urban Retail Complex showcases Building Construction's ability to merge heritage preservation with modern mixed-use development — a combination that demands equal parts technical precision and design sensitivity. Retaining a historic facade while building an entirely new structure behind it is among the more complex undertakings in urban construction, and the finished block now serves as a model for thoughtful infill development in Portland's downtown core.
